Preconstruction Package Details

PRECONSTRUCTION PACKAGE INCLUDES:

1.  BUILDER CONSULTATION: The most critical step to a smooth building process is starting with the experts.  Your expectations and your budget need to be realistic.  This meeting will save you from the nightmare so many homeowners experience when building a new home.  Do not be a victim of going all the way through the design process only to find out that your dream home is way out of your budget.

2.  SITE EVALUATION:  Not every building site is created equal.  There are so many factors to consider and many hidden costs and implications that you may not be aware of.  Building site improvements alone can range from ,500 to ,000.  Do not go into the process without all the information you need.  Get answers before you start.  Is the lot suitable for a walkout or daylight?  Does it have city water and sewer available and how much are the hook up fees?  Does the site require well and septic and what is the cost?  What plan design restrictions does the plat carry and can I build my dream design there? What township and county requirements do I have to meet?  Will surplus dirt need to be removed from the site or will I need additional fill dirt brought in and at what cost?  What are the soil conditions and what implications do they have on my build job?  What are the setback and side yard restriction?  Does the site have an engineered minimum opening requirement?  Are there trees to clear and what is the cost involved?  What utilities are provided and what will be the cost to hookup?  How long will my driveway be?  These are just some of the implications that need to be considered.

3.  PLAN DESIGN:  A good blueprint is the roadmap to get you to your desired destination.  Trust it to the experts.  Remember that your blueprint will be the working document that keeps all of your trade contractors and suppliers on the same page.  It defines and details not only your dreams but your expectations.

4.  PROJECT ESTIMATE:  This estimate wil identify all the building costs associated with the project.  It is a total breakdown of all the segments of the building process.  It will serve as aenchmark for you to compare all quotes that you may get from your own contractors, suppliers or friends that you may want to do work for you.  You will be able to tell who is saving you money and how much.  It will enable you to weigh out if it is worth taking the risk of hving your own trade contractor do the work as opposed to a proven licensed, quality and experienced trade contractor.  All of the costs identified on the estimate will be based on Trade contractors and Suppliers that we have been associated with for many years.  They know what we expect and have proven their workmanship and expertise to us over the years.  They stand behind what they do.

5.  CONTRACTOR/SUPPLIER CONTACT LIST:  A complete profile list of our team members will be provided to you.  Developing a team that is top notch in the bulding industry is something we have worked hard for.  If you use any of these team mambers you can know that you are getting the best.  Feel free to call them and see what they think of our system and the rest of our team. 6.  SPECIFICATIN DETAIL:  A good blueprint is critical but it is not enough.  You need to know up front the details of what is included in the package.  A spec sheet will detail what products are being used and how they will work together.  We also provide a product binder with pictures and individual product details. These products have been tested over time and we believe that they offer an excellent value and have the quality to stand the test of time.  Whatever products you end up choosing for your home, you will have all the information on the products that were includred in the estimate for your home.
